You will be responsible for the direct management oversight of INDUSTRIAL WAREHOUSES and OFFICE properties.

Minimum of 2 years of Commercial Property Management experience is required Texas Real Estate License is preferred, must be able to obtain within 6 months of hire date Bilingual - English/Spanish is required Must have own method of reliable transportation (with insurance) Work experience in Real Estate environment Knowledge/experience of maintenance of commercial property & equipment Organized and meticulous with details Excellent memory Great common sense Dependable and punctual Ability to self-start and take initiative Ability to develop the steps/procedures to complete a task Flexible, able to transition quickly from one project to another Microsoft Excel - highly proficient Microsoft Word - highly proficient Dependable Transportation Responsibilities for the Industrial Warehouse Property Manager:
Act as a liaison between the tenants and the building owner regarding commercial interior and exterior property and maintenance issues Maintain a contact list of all tenants, vendors, emergency services, police/fire/medical rescue, etc.
Conduct site visitations and inspections of the properties Coordinate and monitor all service contracts and other work as necessary to maintain property (i.
e.
, landscape, irrigation, HVAC, fire systems, etc.
) Maintain relationships with vendors Inspect vendor's work Collect and maintain current W-9s and proof of general liability insurance from vendors Coordinate payment of vendor invoices by owner If occupied, handle service calls/requests from tenants and dispatch contractors with owner's approval as necessary Respond to all emergency tenant and/or tenant related telephone calls regarding the property and dispatch appropriate contractor The property manager shall be first point of contact for all alarm response units Direct and supervise contractors, vendors, persons, or agents employed for the operation and maintenance of projects Inspection of building systems ensuring working condition Coordinate with vendors and be on-site for monthly pump runs Coordinate bids and work for tenant improvements and capital expenditures as approved by the owner Coordinate suite and warehouse inspections when tenants move in and out of spaces Secure property to minimize ingress/egress and reduce heating/cooling requirements, when vacant Job Type:
